FC: MAESHIRO 2011 Addition & Renovation

1: We saved the original single wall structure from 1952 and designed a grand addition which would compliment the original architecture and the landscaping.

6: Pacific Style Construction carefully hand demolished the old car port, office, and laundry room to make room for a large two story addition.

7: We saved as much of the original foundation as possible to save money and the environment. | The original house was carefully saved for a complete renovation including energy efficient radiant barrier at walls and low e double glazed windows.

8: New footing and utility trenches are excavated for a new foundation over the old one.

9: These photo's show all the reinforcement rebar and wire mesh as well as all the new electrical, plumbing, and gas piping in the new concrete foundation.

10: After pouring the new extra thick concrete foundation Pacific Style Construction starts their superior framing with extra large beams and headers.

14: With the addition framed and the original structure rebuilt the Tyvek brand vapor barrier is installed and the thirty year roof shingles are laid down

15: The Jacuzzi tub is installed in a custom built cradle. In the background the Tech Sheild Radiant barrier wall sheathing is visible. | The entire house has radiant barrier in the walls and roof so the house will be cool and energy efficient.

17: Here are some photo's of framing, insulation, mechanical ducts, and drywall installation.

18: The custom free form soffits in the kitchen repeat the shape of the counter top. This was done with incredible accuracy as the cabinets and counters were not available at this time and had to be modeled.

20: Custom colors were chosen by Miki to suit here discriminating taste. | The fifty year James Hardie Cementatious lap siding is installed to protect the house for the long haul.

22: The Pacific Style Trim Crew starts installation of the custom Mahogany Cabinets,Bamboo flooring, and the Travertine bathroom walls. To the right the custom designed redwood deck Trellis is under construction.

24: A custom Ribbon Mahogany Entertainment Center was designed to accomodate Brian's state of the art Home Theater system.

25: Miki shows Pacific Style Construction the exact color she wants her new home based on the Puakenikeni flowers in bloom.
