S: A Nantucket Home

BC: Andrea Holtry lives in Pennsylvania with her husband, dog Sally and cat Tinkerbell. She enjoys kayaking, biking and video games.

FC: A Nantucket Home

1: The Morgan Family

2: eet the Morgans, a single-parent family in the developing stage. Tori, 36, loves to garden. As a free-lance writer who works from home, she needs a quiet office with a view of the yard and adequate storage for gardening equipment. | Lily, 12, is very artistic. She needs a computer for editing her photographs and a comfortable chair near a window for sketching and playing her guitar. Her brother, Christopher, 17, spends most of his time at school or practice. His ambition is to win a soccer scholarship to a mainland university. | M

3: Earning $70,000 a year, Tori works unusual hours to stay involved with her family. To save money, the Morgan family grows their own vegetables and cooks at home. They only own one car, which Chris drives to school occasionally. | Fresh summer breezes on Nantucket mean that air conditioning is not necessary, but the windows must have workable shutters in case of rough winds. Tori's room should be near the office because she often writes late at night. The family plans to spend their spare time outside whenever possible.

4: The eat-in kitchen must be large enough for all three to work together preparing meals; a separate dining room is not necessary because the family rarely entertains. | Although they live a simple lifestyle, music and art are essential in the living area. Lily often has a friend from the mainland stay for the weekend; her room should be larger than Christopher's. The family shares one centrally-located bathroom, near the laundry facilities.

6: Nantucket is an island just off the coast of Massachusetts in New England. Located in the northeast United States, the climate is seasonal. The temperature varies between a low of 25 degrees F in January to a high of 75 degrees F in July. The average precipitation is 37 inches and the risk of hurricanes is double the national average. The earthquake risk is low, 34, but the air pollution index is average, 94.

7: Along the gently rolling hill, deciduous trees shade the winding roads. With a low population density of 187 and a total island population of 10,465, Nantucket is a quiet suburban community. The average household size is 2 and the median age is 37. | The crime risk, 74, is lower than the national average, although property crime, 94, is more common than personal crime, 64. The standard of living in Nantucket is high. 78% of the people work in white collar jobs. Per capita income is $41,923. The median household income is $70,662. People have short commute times, around 8 minutes, and 12% walk or bike to work, and 6% work from home. There is no public transportation. Nantucket is known for expensive real estate prices. The average home is worth a staggering $1,585,000. Sales tax is 5%.

8: The people in Nantucket are aloof toward strangers, but the Morgan family has other relatives in the area. It's a mostly homogeneous community; in other words, people have mostly similar value systems, ethnicities, religions, and occupations. There are very few opportunities for employment on the island; fortunately, Tori works independently. | Although the island is mostly residential, there are several excellent restaurants that are frequented by the summer tourists. Churches, banks, small stores, and a health clinic are located on Nantucket, but often the residents travel by ferry to the mainland to shop. The town maintains water rescue, fire, police and parks departments.

9: The Nantucket School District has a high educational climate. The instructional expense per pupil is around $300 and the other educational expense is $8100. The technology measure is low to high and the percentage of students in poverty is less than 6%. There are special education and advanced placement classes, but no before/after school programs. | Many islanders have boats that are anchored in the Nantucket marinas. Lily and Chris love sailing; during the summer, Chris works part-time for a local boat-builder.

10: Acquiring the Home

11: The Morgans had been searching for a cozy home in a safe, quiet community with excellent schools.

12: They found just what they wanted when they saw this charming cottage on Nantucket Island. Tori knew she could afford a house that was 2.5 times her gross income, she had $100,000 equity in her previous home and her savings were $55,000. She bought this house for $275,000. Borrowing $125,000 for 30 years at 4% interest, the $800 monthly payment would include the mortgage of $600 and the property tax escrow of $200. Despite the run-down condition of the interior, the home will be a good investment with a great deal of work.

18: The Morgan family expects to spend time, energy and effort renovating the cottage. Lily created a palette of colors using the garden as inspiration. The family wants to connect the yard with the interior by reflecting the flowers in the color scheme.

19: Muted complementary colors provide interest while retaining the casual, cozy atmosphere. The wood floors that are throughout the house needed sanding and refinishing, but the results were worth it!

20: They use the furniture they find by exploring flea markets and second-hand shops. Simple and comfortable fits this family. With mobile technology and high-speed Internet, they keep in touch with friends and family despite the isolated location.

21: Low-intensity greens and reds were repeated in the kitchen, eating area and family room. Occasional curved lines provided contrast and emphasis which softened the mostly straight lines of the cabinets, windows and fireplace.
